Open plan interior remodel with exposed brick, vaulted ceiling and log burner — Hampshire Build design

Types of Internal Remodelling

Load Bearing Wall Removal

Remove internal load bearing walls to create open plan living spaces. Requires structural engineer calculations and steel beam installation.

Open Plan Conversion

Knock through between kitchen, dining and living areas to create a modern open plan layout that transforms how you use your home.

Room Reconfiguration

Rearrange internal walls to create better-proportioned rooms, add en-suites, utility rooms, or improve circulation throughout your home.

Kitchen-Diner Knock Through

One of the most popular remodels — remove the wall between kitchen and dining room for a sociable cooking and entertaining space.

Chimney Breast Removal

Remove redundant chimney breasts to free up valuable floor space. Requires structural support for the remaining stack above.

Staircase Relocation

Move your staircase to improve layout flow, free up space, or accommodate a new extension. Structural design and building regs required.

What's Involved?

Internal remodelling isn't just about removing walls — it requires careful structural analysis and compliance with building regulations. Here's what's typically needed:

Structural engineer survey and calculations
Steel beam sizing and specification (RSJ / UB)
Building regulations drawings and application
Temporary support (Acrow props) during works
Building control inspections at key stages
Completion certificate on finishing

Do You Need Planning Permission?

Most internal remodelling work does not require planning permission because it doesn't alter the external appearance of your home. However, you will always need:

Building Regulations Approval — Required for any structural alterations, including wall removal
Structural Engineer Report — Needed to specify beam sizes and pad stone details
Listed Building Consent — Required if your property is listed — even for internal works
Party Wall Notice — Needed if works affect a shared wall with a neighbour

Party Wall Considerations

If your internal remodelling involves work on or near a shared wall with a neighbour — such as removing a party wall or cutting into it for a steel beam — you'll need to serve a Party Wall Notice under the Party Wall Act 1996. This must be done at least 2 months before work starts. We offer a Party Wall Notice service from £250 + VAT.
