Planning & Process
This depends on the size and type of extension, the property and any local restrictions. Permitted Development rights have specific limits and conditions. We can discuss the potential route during a complimentary consultation; the local authority determines applications, and formal confirmation may require a separate application or certificate.
The survey and design schedule are agreed after instruction. Timing depends on the selected scope, client feedback and the relevant authority's process. Planning and building control decisions are made by the authorities; we do not guarantee decision dates.
The complimentary 30-minute consultation is an initial discussion of your project and possible next steps. It is not a measured survey, planning determination, cost report or formal feasibility study.
We offer three fixed-fee packages. The Pre-Build Package (£1,950 + VAT) includes planning drawings, building regulation drawings prepared for Building Notice submission, structural calculations by an independent qualified structural engineer. Premium (£2,950 + VAT) adds contractor vetting, two cost proposals, a schedule of works and a client-focused building contract. Premium Plus (£3,950 + VAT) adds a staged programme of works, Building Notice submission and one Party Wall notice to one adjoining owner. Our involvement ends when the building contract is issued for signature for Premium and Premium Plus.

Yes, absolutely. Our package prices are completely fixed and include everything listed in the scope. The only potential additional costs would be if you request significant design changes after approval or if your local authority charges additional fees for complex applications. We're completely transparent about all costs upfront.
Building costs vary depending on specification and location, but current Hampshire rates are typically £1,800-£2,500 per square metre for single-storey extensions and £1,600-£2,200 per square metre for two-storey extensions. These are shell and core costs. Every package starts with a £250 + VAT (£300) non-refundable deposit on instruction. The Pre-Build Package then has one further payment — the balance on completion of your design consultation. Premium and Premium Plus have staged payments as set out in the selected package terms. Where the project requires structural calculations, they are prepared by an independent qualified structural engineer and included in the fixed-fee packages. Our drawings coordinate with the engineer's calculations.

Absolutely. We specialise in creating extensions that complement and enhance existing Hampshire architecture. Whether your home is Victorian, Edwardian, or modern, we'll design an extension that looks like it was always part of the original building whilst meeting modern living needs.
Yes. Our packages include building regulation drawings prepared for Building Notice submission. Required structural calculations are prepared by an independent qualified structural engineer. The local authority or approved inspector determines compliance.
While we can't guarantee no objections, our experience helps minimise this risk. We design extensions that are considerate to neighbouring properties and comply with planning guidelines. If objections are raised, we can provide planning statements and additional drawings to address concerns.
Certainly. Our technical drawings are designed to be clear and comprehensive for builders to work from. We're happy to discuss specific requirements with your chosen builder and can provide additional details if needed. Many local Hampshire builders are familiar with our drawings and find them easy to work with.

Yes, we cover the whole of Hampshire including Winchester, Basingstoke, Southampton, Andover, Petersfield, Romsey, and all surrounding areas. We also provide our design service across the UK for clients who prefer our efficient, fixed-fee approach to architectural services.
For most projects, we conduct an initial consultation via video call for convenience. If your project proceeds, we'll arrange a site survey to take precise measurements and photos. This efficient approach saves time whilst ensuring we have all the information needed for accurate drawings.
Client satisfaction is our priority. We work closely with you throughout the design process to ensure the final drawings meet your vision and requirements.
If an application is refused, we'll review the reasons and discuss options. This might include design modifications for a new application. We provide ongoing support to help achieve a successful outcome for your project.
