Planning Permission & Permitted Development

Many home office projects can be built under permitted development rights, but rules differ for extensions and outbuildings:

Extensions (Attached to House)

Standard permitted development rules apply — single-storey rear extensions up to 3m (semi) or 4m (detached) without planning. Larger Homes scheme may allow up to 6m/8m with prior approval.

Garden Offices (Outbuildings)

Outbuildings under 15m² don't normally need building regulations. Between 15–30m², they must meet basic fire safety. Over 30m² requires full building regulations approval. Max height 2.5m if within 2m of a boundary.

Conservation Areas & Listed Buildings

If you're in a conservation area or listed building, permitted development may be restricted. Planning permission is likely required — we can advise on your specific situation.
