Extend your home with a purpose-built office space. Fully integrated with your existing property, with heating, electrics, and connectivity built in.
A standalone workspace in your garden, separate from the main house. Ideal for those wanting a clear boundary between home and work life.
Many home office projects can be built under permitted development rights, but rules differ for extensions and outbuildings:
Standard permitted development rules apply — single-storey rear extensions up to 3m (semi) or 4m (detached) without planning. Larger Homes scheme may allow up to 6m/8m with prior approval.
Outbuildings under 15m² don't normally need building regulations. Between 15–30m², they must meet basic fire safety. Over 30m² requires full building regulations approval. Max height 2.5m if within 2m of a boundary.
If you're in a conservation area or listed building, permitted development may be restricted. Planning permission is likely required — we can advise on your specific situation.
Any habitable workspace needs to comply with building regulations covering:

A home office extension typically costs £20,000–£50,000 to build, depending on size and specification. Garden rooms start from around £15,000 for basic structures. Our design packages begin at £1,350+VAT for planning drawings and guidance on the most cost-effective approach.
Many home office garden rooms qualify under Permitted Development if they are single-storey, not exceeding 50% of garden area, and used as ancillary accommodation. Extensions to the main house follow standard extension PD rules. We confirm requirements during your consultation.
A comfortable single-person home office needs approximately 8–10m². For shared offices or those requiring meeting space, 15–20m² works well. Consider space for a desk, storage, and separate entry if you have clients visiting. We help you plan the ideal layout.
You may be able to claim a proportion of running costs if you are self-employed and use the space exclusively for business. Capital allowances may apply to certain fittings. We recommend consulting your accountant for specific tax advice related to your circumstances.
Good home office design prioritises natural light, sound insulation, reliable broadband connectivity, adequate ventilation, and thermal comfort. Separate access from the main house improves work-life balance. We design offices that meet building regulations while creating productive workspaces.
