The Pre-Build Package includes an on-site measured survey, planning drawings and submission, building regulation drawings prepared for Building Notice submission, and required structural calculations prepared by an independent qualified structural engineer.

Planning drawings
We prepare detailed planning drawings and submit your planning application. Planning approval cannot be guaranteed; approval is always the local authority's decision.

Technical drawings
Building regulation drawings are prepared for Building Notice submission, with structural calculations by an independent qualified structural engineer.
Council, planning application and other statutory fees are paid separately, directly to the relevant authority.

The package includes a post-planning handover call. Our involvement ends when the final Pre-Build documents are issued.

A £250 + VAT (£300) deposit is payable on instruction. The £1,700 balance is due on completion of design consultation, before final drawings are released. Additional structural revision rounds are £450 + VAT each, only with your prior written approval (Terms & Conditions 10.6). Council and planning application fees are paid separately, directly to the local authority.
