The simplest, most cost-effective way to convert a loft — and the only type that typically requires no planning permission even in conservation areas.
A Velux (roof light) conversion installs windows into the existing roof slope without altering the external roofline. Where the roof space already has sufficient ceiling height, this is often the most efficient route to creating a usable room. Hampshire Build provides all the architectural drawings and building regulations documentation on a fixed fee.
A Velux loft conversion works best when two conditions are met: the existing roof has sufficient pitch to provide adequate ceiling height (at least 2.2 metres at the ridge is the practical minimum), and the floor structure is capable of being upgraded to habitable room standard without major structural intervention.
Many Hampshire properties built in the 1930s, 1940s, and 1950s have steep roof pitches — often 45 degrees or more — that provide excellent ceiling heights throughout the roof space. For these properties, a Velux conversion is often the most efficient route: no structural works to the external roof, no planning permission in almost all cases, and a lower build cost than a dormer.
Velux conversions are particularly appropriate for properties in conservation areas across Hampshire, where a dormer extension may be refused on design grounds or face planning restrictions. In Winchester's conservation areas, Bishops Waltham, Alresford, and the New Forest villages, a Velux conversion allows homeowners to gain a habitable room without any external alteration that might attract planning scrutiny.
Where the existing roof space does not provide sufficient ceiling height for a full standing room, Hampshire Build will advise whether a dormer conversion is a better fit for your property and provide a clear comparison of costs and outcomes.
