We are designers, not builders. Hampshire Build is an architectural design practice. We create the drawings your chosen builder needs to convert your loft correctly, legally, and to the highest standard — then you select and instruct your own contractor. This model keeps our fees transparent and your project fully under your control.
Hampshire Build is an architectural design practice. We do not employ builders, we do not subcontract construction work, and we do not charge a percentage of your build cost. Our role ends when you have a complete, approved set of drawings and planning documents — everything your chosen contractor needs to start on site.
This model exists for a simple reason: it keeps our interests and yours aligned. We are paid a fixed fee to produce the best possible drawings, not a percentage that increases as your project gets more expensive. Your contractor tenders against a complete, detailed specification — which drives down their price and eliminates ambiguity during construction.
It also means you are free to choose your own builder — the one you trust, the one recommended by your neighbour, the one with the best price. We can provide a list of contractors we have worked with in Hampshire, but the choice is always yours.
The most popular option across Hampshire's semi-detached and detached stock. A dormer extends vertically from the existing slope, creating a full-height room with a flat or pitched roof. Hampshire Build designs both rear and side dormers.
The simplest and most cost-effective option — no structural extension of the roof. Roof lights provide natural light without changing the external roofline. Well-suited to properties in conservation areas or where planning approval is needed.
Common on 1960s and 1970s detached and semi-detached properties. Extends the sloped hip roof to create a vertical gable end, significantly increasing usable floor area. Often combined with a rear dormer.
A mansard changes the entire roof profile to create maximum head height across the full floor plate. Most common in terraced Victorian and Edwardian properties, particularly in Southampton and Winchester.
An extended dormer that wraps around the rear and side return of a property, creating a dramatically larger loft space. Hampshire Build has designed L-shaped dormers across Southampton, Basingstoke, and Winchester.
Converting the space above an integral or attached garage into a bedroom or home office. Often falls within permitted development and requires minimal structural intervention.
