Full technical drawing packages for building control approval. Every extension needs building regulations drawings — we prepare everything your builder and building inspector need, at a fixed fee.
Building regulations drawings — also called technical drawings or construction drawings — are detailed plans that show how your extension will be built, not just what it will look like. Where planning drawings satisfy the planning authority, building regulations drawings satisfy the building inspector.
They cover the structural details (steel beams, foundation design, load-bearing walls), insulation specifications, drainage plans, ventilation requirements and fire safety measures. Your builder cannot start work — and your building control officer cannot approve it — without these documents.
Unlike planning drawings, building regulations drawings are also used by your builder to price the job accurately. A properly detailed set of technical drawings means your quotes will be like-for-like and there are fewer surprises during construction.
Included in our Pre-Build Package at £1,950+VAT — everything building control needs to approve your extension.
Beam sizes, foundation depths, load-bearing wall details — everything the building inspector needs to approve your structure.
Current building regulations require specific insulation standards. We calculate and specify the correct materials to achieve compliance.
Foul water and surface water drainage layouts showing how your extension connects to existing drains, compliant with Part H.
Window openings, trickle vents and mechanical ventilation specified to meet Part F ventilation requirements.
Fire door positions, smoke detector layouts and escape routes detailed to meet Part B requirements.
Our Pre-Build Package includes the full building regulations drawing set at a fixed fee. No hourly rates, no scope creep.
Almost all home improvement projects require building control approval. Here's what's covered.
Yes — almost all extensions require building regulations approval regardless of size. Even a small single-storey rear extension needs structural calculations, insulation details and drainage plans to satisfy building control. The only typical exception is a very small detached outbuilding under 15m² with no sleeping accommodation.
Planning permission drawings (included in our Essential Package at £1,350+VAT) show what the extension will look like — floor plans, elevations, materials. Building regulations drawings (included in our Pre-Build Package at £1,950+VAT) show how it will be built — structural details, insulation, drainage, ventilation. You typically need both sets for any extension.
Your builder can start work immediately by serving a Building Notice (which doesn't require pre-approval). Alternatively, a Full Plans application takes around 5 weeks for the local authority to approve. We advise on the best route for your project.
Yes — our Pre-Build Package includes coordination with a structural engineer for beam sizing and foundation calculations. These calculations form part of your building regulations drawing package, so you don't need to source an engineer separately.
Absolutely. Our drawings are your documents to use with any builder you choose. We have no commercial relationship with building contractors — our role is purely design.
