Building regulations drawings — also called technical drawings or construction drawings — are detailed plans that show how your extension will be built, not just what it will look like. Where planning drawings satisfy the planning authority, building regulations drawings satisfy the building inspector.
They cover the structural details — steel beams, lintels, foundation depths and load-bearing wall information — along with construction section details showing exactly how walls, floors and roofs are to be built. Your builder cannot price or build accurately without them.
Unlike planning drawings, building regulations drawings are also used by your builder to price the job accurately. A properly detailed set of technical drawings means your quotes will be like-for-like and there are fewer surprises during construction.

Even a small single-storey rear extension needs structural calculations, insulation details and drainage plans to satisfy building control. The only typical exception is a very small detached outbuilding under 15m² with no sleeping accommodation.

Your builder can start work immediately by serving a Building Notice (which doesn't require pre-approval). Alternatively, a Full Plans application takes around 5 weeks for the local authority to approve. We advise on the best route for your project.
Yes — our Pre-Build Package includes coordination with a structural engineer for beam sizing and foundation calculations. These calculations form part of your building regulations drawing package, so you don't need to source an engineer separately.
Absolutely. Our drawings are your documents to use with any builder you choose. We have no commercial relationship with building contractors — our role is purely design.
