Southampton Victorian Loft Conversion

The Brief
This Southampton family had outgrown their Victorian terraced house but were reluctant to move — they loved their street, their neighbours and the catchment for their children's school. The solution was to go up. A loft conversion would create the master bedroom suite they needed, freeing a bedroom on the first floor for their youngest child and finally giving the parents a proper retreat of their own.
Our Design Approach
Victorian terraced houses in Southampton typically have pitched roofs with modest ridge heights — enough for a conversion, but requiring a full rear dormer to achieve usable headroom across the majority of the floor area. We designed a full-width rear dormer with a flat roof, extending the usable floor area to 32m² and providing full standing height across the entire rear section of the loft.
The layout places the master bedroom to the rear with a Juliet balcony looking over the garden. The en-suite bathroom occupies a central position with a roof window, and the walk-in wardrobe is tucked neatly under the eaves at the front — making use of space that would otherwise be storage only. The existing front roof slope is retained with Velux windows, maintaining the streetscape character that the conservation officer required.
Planning and Approvals
The rear dormer fell within Permitted Development, but the property sat within an Article 4 Direction area — meaning Permitted Development rights for loft alterations had been removed. A full planning application was required. We prepared detailed drawings addressing the conservation officer's concerns about the streetscape, demonstrating that the front elevation was unchanged and the rear dormer set back from the ridge. Planning was approved on the first submission. Building Regulations covered structural design of the new floor, dormer frame, thermal insulation, fire protection and the new staircase.
