House Extensions in Southampton: A Local Guide for 2026

Key Takeaway

Everything Southampton homeowners need to know before extending — from Victorian terrace challenges to Southampton City Council's planning rules and build costs in 2026.

Southampton is Hampshire's largest city and one of our most active extension markets. The combination of a large owner-occupied housing stock, strong property values and a high proportion of Victorian and Edwardian terraced properties makes it an ideal environment for home extensions. But Southampton has its own planning characteristics that every homeowner should understand before starting a project.

Southampton's Housing Stock and Extension Opportunities

Southampton's housing stock breaks down roughly as follows:

  • Victorian and Edwardian terraces (pre-1914): Concentrated in Shirley, Portswood, St Denys, Bitterne Park and parts of Bassett and Freemantle. These properties have small original kitchens, long rear gardens and often a side passage that allows a side-return extension. The most common project: a rear or rear-and-side extension creating an open-plan kitchen-diner.
  • Inter-war semis (1920s–1939): Common in Bassett, Swaythling, Bitterne and Sholing. Slightly more space, often with garage or outbuilding at the rear. Rear extensions, two-storey additions and loft conversions all popular.
  • Post-war council-built housing (1945–1970): Much of this stock is now owner-occupied. Extensions can be straightforward but some areas have planning constraints.
  • 1970s–90s detached estates: Common in Lordshill, Shirley Warren, Maybush and parts of Totton. Hip-to-gable loft conversions and rear extensions both popular.

Southampton City Council's Planning Rules

Southampton City Council's planning approach has some specific characteristics Hampshire Build homeowners need to be aware of:

Article 4 Directions: Southampton has deployed Article 4 Directions in parts of the city that remove Permitted Development Rights. In these areas, extensions that would normally be PD require full planning permission. We check Article 4 coverage for every Southampton property at the start of a project.

Conservation areas: Southampton has several conservation areas including Bevois Town, parts of the Old Town and some Victorian suburbs. Extensions in these areas require planning permission and must respond sensitively to the character of the area.

Design quality: Southampton's planning officers apply their Residential Design Guide, which sets out expectations for materials, proportions and massing. Good drawings that address these criteria upfront significantly increase the probability of approval first time.

Build Costs for Southampton Extensions in 2026

Southampton contractors price broadly similarly to the Hampshire average:

  • Single-storey rear extension (mid spec): £1,750–£2,400 per m²
  • Side-return extension: £2,000–£2,800 per m² (higher due to restricted access and structural complexity)
  • Two-storey rear extension: £1,600–£2,200 per m²
  • Loft conversion (dormer): £40,000–£65,000

Common Southampton Extension Challenges

Victorian terrace party walls: Southampton's Victorian terraces are densely built. Extensions on or near the party boundary with your neighbour are common, requiring Party Wall notices and potentially Party Wall Awards before work can start.

Narrow side access: Many Southampton terraces have a side access passage of 750mm–1m. Side-return extensions fill this passage and require careful structural design — the new wall is often built close to the neighbour's boundary, and scaffolding access can be limited.

Drainage: Southampton's older areas have combined drainage systems. Extensions that require new drainage connections need careful planning to comply with Building Regulations Part H and Southampton Water's requirements.
