Loft Conversions in Hampshire: The Complete 2026 Guide to Adding a Bedroom Without Moving

Key Takeaway

A loft conversion is the most cost-effective way to add a bedroom and bathroom to your Hampshire home. Our complete guide covers types, costs, planning rules and everything you need to know before converting your loft.

Why Hampshire Homeowners Are Converting Their Lofts in 2026

With Hampshire house prices averaging £370,000 and moving costs running to £15,000-£25,000 in stamp duty, legal fees and removal expenses alone, it is no surprise that loft conversions have become one of the most popular home improvement projects across the county. A well-designed loft conversion adds a bedroom and en-suite bathroom for a fraction of the cost of buying a larger property — and you get to stay in the neighbourhood you love.

Whether you live in a 1960s detached house in Basingstoke, a Victorian terrace in Southampton or a characterful cottage near Winchester, the chances are your loft has untapped potential. This guide covers everything Hampshire homeowners need to know.

Types of Loft Conversion

The right conversion type depends on your existing roof structure, the space you need and your budget. Here are the four main options:

Velux (Rooflight) Conversion

The simplest and most affordable option. Velux windows are installed into the existing roof slope without altering the external shape of the roof. This works well when your loft already has sufficient head height — typically at least 2.2 metres from the top of the ceiling joists to the ridge.

  • Best for: Properties with steep roof pitches and good existing height
  • Typical cost: £35,000-£45,000
  • Planning permission: Almost always qualifies as Permitted Development
  • Disruption: Minimal — most of the work happens within the existing roof
Rear Dormer Conversion

The most popular choice for Hampshire homes. A dormer extends out from the rear roof slope, creating a flat-roofed box that dramatically increases the usable floor area and head height. A full-width rear dormer can almost double the usable space compared to the original loft.

  • Best for: Semi-detached and terraced homes where extra head height is needed
  • Typical cost: £45,000-£55,000
  • Planning permission: Usually Permitted Development if within size limits (40m³ for terraced/semis, 50m³ for detached)
  • Disruption: Moderate — scaffolding needed for 4-6 weeks
Hip-to-Gable Conversion

Many Hampshire houses — particularly 1930s-1960s semis and detached properties — have hipped roofs where the roof slopes down at the sides as well as the front and back. A hip-to-gable conversion extends the ridge to the side wall, replacing the hip with a vertical gable end. This is often combined with a rear dormer to maximise space.

  • Best for: Semi-detached and detached homes with hipped roofs
  • Typical cost: £50,000-£65,000 (including rear dormer)
  • Planning permission: May qualify as Permitted Development for detached homes; semis often need planning permission
  • Disruption: Significant — structural work to the roof takes 6-8 weeks
Mansard Conversion

A mansard alters the entire roof profile, replacing the existing slope with a near-vertical wall topped by a shallow-pitched roof. This creates the maximum possible space but involves the most structural work. Mansards are less common in Hampshire than in London but can be appropriate for larger properties.

  • Best for: Properties where maximum headroom is needed and the budget allows
  • Typical cost: £55,000-£75,000
  • Planning permission: Almost always requires planning permission due to the significant change in roof shape
  • Disruption: Major — the existing roof is essentially rebuilt over 8-10 weeks

Can Your Loft Be Converted?

Not every loft is suitable for conversion, but the majority of Hampshire homes have viable roof spaces. The key factors we assess during a feasibility check are:

  • Head height: You need at least 2.2 metres from the top of the existing ceiling joists to the underside of the ridge beam. Even if your current height is below this, a dormer or hip-to-gable conversion can create the space needed.
  • Roof structure: Traditional cut timber roofs (individual rafters) are straightforward to convert. Trussed rafter roofs (prefabricated W-shaped trusses) require more structural work to open up the space, which adds to the cost.
  • Available floor area: Building Regulations require a minimum usable floor area for a habitable room. We measure the area where standing height exceeds 1.5 metres.
  • Staircase position: The new staircase needs to rise from an existing landing or bedroom below. Finding a location that works without losing too much space downstairs is a critical design decision.
  • Services and drainage: The en-suite bathroom needs water supply, waste drainage and ventilation. We plan these routes to minimise disruption to the floors below.

Planning Rules for Loft Conversions in Hampshire

Good news for Hampshire homeowners: most loft conversions qualify as Permitted Development , meaning no planning application is needed. The key conditions are:

  • The volume added must not exceed 40m³ for terraced and semi-detached houses, or 50m³ for detached houses
  • No extension can be higher than the existing ridge line
  • Materials must be similar in appearance to the existing house
  • Side-facing windows must be obscure glazed and non-opening below 1.7 metres
  • The dormer must not extend beyond the plane of the existing roof slope facing the highway
  • The property must not already have used its PD loft conversion allowance

In conservation areas — including parts of Winchester city centre, Romsey, Alresford and many Hampshire villages — front dormers are not permitted under PD, and there are additional restrictions on side dormers. We always verify the planning position for your specific property.

Building Regulations for Loft Conversions

Regardless of whether planning permission is needed, every loft conversion must comply with Building Regulations. The main requirements are:

  • Structural calculations: The existing floor joists almost certainly need strengthening to carry the weight of a habitable room. New steel beams may be needed to support the modified roof.
  • Fire safety: The staircase to the loft must be enclosed with fire-rated walls and doors. Mains-wired smoke and heat detectors are required on every level.
  • Insulation: The roof must be insulated to achieve a U-value of 0.18 W/m²K or better — significantly more insulation than most existing roofs.
  • Staircase design: The new staircase must meet specific requirements for width, headroom, rise and going. This is often the trickiest design element.
  • Sound insulation: The new floor must provide adequate sound separation from the rooms below.

Our Design Package and Premium packages include full Building Regulations drawings, ensuring your loft conversion meets every requirement.

How Long Does a Loft Conversion Take?

From initial consultation to moving into your new bedroom, here is a realistic timeline:

  • Design and planning: 2-4 weeks for drawings, plus 8 weeks if a Lawful Development Certificate is needed
  • Building Regulations approval: 2-4 weeks
  • Construction: 6-10 weeks depending on complexity
  • Total: 4-6 months from first contact to completion

Starting in spring means your loft conversion could be finished before Christmas. Starting in autumn means completion by early summer — perfect timing to enjoy your new space.

Loft Conversion Value Added

Adding an extra bedroom and bathroom through a loft conversion typically increases your Hampshire property value by 15-20%. On a £370,000 home, that is £55,000-£74,000 of added value from a project costing £40,000-£60,000 — one of the best returns of any home improvement.

Moving from a three-bedroom to a four-bedroom home is the sweet spot for value, as four-bedroom properties command a significant premium in the Hampshire market.
